1637 Main Street LLC is in the process of restoring a 9,600 square foot mixed-use building at 1637 Main Street. Located near the intersection of 7th & Main, the renovation project will result in nine apartments and three ground floor retail spaces.
40. Patriot Spring on Market
Millennia Jax 2021 LLC is in the process of renovating a 17-unit structure built in 1921 into modernized apartment units. When complete, the property will offer studio, 1 bedroom, 2 bedroom and 3 bedroom apartments ranging between 378 and 1,463-square-feet.
41. Main Street Complete Streets
During fall 2023, the Florida Department of Transportation began work on a $20.78 million project to rehabilitate Main Street (U.S. 17) north of Downtown Jacksonville. Affecting the neighborhoods of Springfield, Brentwood, Pearl Court and Panama Park, the project is centered on Main Street from State Street to the Trout River. Planned improvements include road resurfacing, drainage, curbs and gutter work, traffic signal and lighting upgrades, highway signing, guardrails, sidewalk/bicycle path restoration, and landscape work. The project is anticipated to be completed in early 2025.

42. Corner on Main
The Corner on Main is a mixed-use project that will include 201 market-rate apartments and retail space. Being developed by the Corner Lot Development Group, the $55 million project is being built adjacent to Jacksonville’s first Chevrolet dealership building at the intersection of First and Main streets in Springfield. When complete, the development will comprise 54 studio, 131 one-bedroom, 16 two-bedroom units, 5,184-square-feet of retail space will be constructed at the intersection of Second and Main streets. In addition, Petra Management will preserve the adjacent 12,377-square-foot former Chevrolet dealership built in 1929, into commercial use. The project is expected to be completed in summer 2025.

43. Phoenix Arts & Innovation District
Established in 1884, the Telfair Stockton & Company developed many of Jacksonville’s most prestigious streetcar suburbs, including San Marco and Avondale during the early 20th century. The firm was also responsible for rapid development in Springfield and New Springfield after the Great Fire of 1901. During the 1920s, the company developed the Springfield Warehouse District along the junction of the Seaboard Air Line (SAL) and St. Johns River Terminal Company (SJRT) railroads.
Early 20th Century companies in the district included Swisher International, Pic N’ Save, Fisk Tire Company, Inc., Studebaker Corporation, Chevrolet Motor Company, Aetna Iron & Steel Company, American Bakeries Corporation, Dorsey Company Bakery, Coca-Cola Bottling Company and the Mavis Bottling Company (Pepsi). Over time, the warehouse district became a center of obsolescence as technological advances led to massive change in modern industrial architecture design.
In recent years, Future of Cities has acquired ten properties across 8.3 acres, including 120,000 square feet of warehouse space. The developer is now in the $14 million first phase of rehabilitating former industrial buildings into coworking space, office space, event space and a restaurant called Naked Kitchen.
44. Cedric’s Tropical Occasions Event Center
With the assistance of a Northwest OED Fund to provide a $100,000 Business Infrastructure Grant, Island Tropics Restaurant & Lounge is in the process of renovating an adjacent storefront at 2509 Main Street. The restaurant intends to operate the space as an event center. The total project investment is expected to be $1 million.
