12. Baby Got Brunch

Former Jaguars defensive end Marcus Stroud has plans to open a new restaurant downtown called Baby Got Brunch. The 5,000-square-foot restaurant will be located on the ground floor of the Residences at City Place condominiums at 610 North Julia Street. Stroud envisions the eatery as a place where diners will come for food, live music and conversation. The 94-seat restaurant and bar would offer all day brunch along with menu items like chicken and waffles, shrimp and grits, macaroni and cheese, and short ribs.

13. LaVilla Place

Affiliated with Jacksonville-based Silver Street Capital, 525 Beaver, LLC. is in the process of rehabilitating the former Lawton L. Pratt Funeral Home into thirteen apartments and a retail space that could potentially become a restaurant, coffee shop or wine bar. The developer also plans to add a courtyard, swimming pool and parking lot just west of the building.

14. Jersey Mike’s Subs

National sandwich shop chain Jersey Mike’s Subs will be opening its latest Jacksonville location in Downtown’s Brooklyn neighborhood. Jersey Mike’s Subs will occupy a 1,400-square-foot restaurant in the Brooklyn Station shopping center on Riverside Avenue. The project has an estimated build-out cost of $300,000.

15. Players Grille

In expansion mode, Players Grille is in the process of planning its fourth location in Northeast Florida and first in Downtown Jacksonville. With an intent to open in time for the kickoff of the 2024 NFL season, Players Grille will build out a 4,500-square-foot restaurant and sports bar inside the new Home2Suites by Hilton hotel in Brooklyn. The restaurant will include indoor and outdoor seating for roughly 160 patrons on the ground floor of the extended-stay hotel that opened in April 2024.

16. 1037 Hendricks Avenue

A plan to convert the former Reddi-Arts complex in the Southbank into a mixed-use property is underway. The project led by Dav-Lin Interior Contractors, Inc., involves selective demolition and adaptive reuse of the property to include 13,364 square feet of office and retail space. In addition, 39 off-street parking spaces and ample room for outdoor seating would be created throughout the property at 1037 Hendricks Avenue.

17. One Riverside

Atlanta-based Fuqua Development is in the process of developing the $250 million One Riverside project in Brooklyn. The first phase of the 18.8-acre development will include a 43,000-square-foot Whole Foods Market grocery store, 11,000 square feet of retail space, 271 apartment units, structured parking and a riverfront restaurant. The second phase will include an additional 115 multifamily units, at least two riverfront or creekfront restaurants, 15,000 square feet of retail space and potentially a marina.

18. JTA U2C Autonomous Innovation Center

The Jacksonville Transportation Authority (JTA) is in the process of building an Autonomous Innovation Center for its Ultimate Urban Circulator (U2C) project on a LaVilla block bounded by Water, Broad, Bay and Jefferson streets. The U2C is a comprehensive program to introduce autonomous vehicles (AVs) into JTA’s transportation system. The Autonomous Innovation Center is expected to serve as the “nerve center” for the U2C. JTA’s original plans were opposed by LaVilla stakeholders because of a belief that the project’s design did not align with design standards and vision for the community. As a response, JTA worked with the community to significantly modify the design of the structure. The $40 million Autonomous Innovation Center is expected to be completed by summer 2025.

19. Four Seasons Hotel & Residences

Construction continues for a long planned Four Seasons Hotel anchored mixed use development on the former grounds of Kids Kampus at Metropolitan Park. Being spearheaded by the Jaguars, Shad Khan’s Iguana Investments, the $370 million project will include a 176-room, 12-story five-star hotel, 25 luxury condos and a six-floor office building. The project is anticipated to be completed in 2026.

20. Jacksonville Center for Performing Arts Musical Park

Riverwalk bulkhead replacement work continues along the Northbank Riverwalk. The reconstruction of the docks destroyed by Hurricane Irma and Matthew several years ago is being funded by the Federal Emergency Management Agency (FEMA) for $3.895 million. The City of Jacksonville initially anticipated completion by late 2021. The Downtown Investment Authority is in the process of creating a riverfront Musical Park at the Jacksonville Center for Performing Arts. When complete, the multifaceted music park will be themed around the city’s musical heritage and highlight musicians and composers with Jacksonville ties. Additional amenities include a children’s music play space, and a new outdoor wall projection venue.

21. The Co-op Frosé & Eatery

An all-day frose bar that originated in Sullivans Island, SC will be opening soon in downtown. The Co-op Frosé & Eatery will occupy a 2,000-square-foot space in the Florida Baptist Convention Building. In addition, the frosé bar will include nearly 1,500-square-feet of outdoor patio space between the Sweet Pete’s and the Federal Reserve Building. Frosé is an alcoholic beverage that is basically a frozen blended rosé wine. With locations currently in Nashville, Chattanooga, Charlotte, Las Vegas and the Charleston, SC area, The Co-op Frosé & Eatery is also known for its breakfast, sandwiches and salads.

22. Pearl Square

Construction is under way on the $500 million Pearl Street District mixed-use development. Located at the intersection of Pearl, Julia, Ashley and Church streets, Pearl Square will be the first building to rise. When complete, the mid-rise building will include 205 residential units and 24,000 square feet of retail space. The project is being developed by Gateway Jax, a Jacksonville-based commercial real estate development firm sponsored by JWB Real Estate Capital and DLP Capital.

The City of Jacksonville is reviewing a permit application for the $6.4 million build-out of The June. Occupying the entire historic Federal Reserve Building at 424 North Hogan Street, The June will be a 19,420-square-foot private members’ only club.

24. The Oak Steakhouse

Oak Steakhouse Jacksonville plans to open a new location on the ground floor of the Greenleaf & Crosby Building. Oak Steakhouse is a modern take on the classic American steakhouse featuring a contemporary, chef-driven menu. Owned and operated by The Indigo Road Restaurant Group, the chain of steakhouses has locations in Alexandria, Atlanta, Charleston, Charlotte, Highlands, Nashville, and Raleigh. Oak Steakhouse Jacksonville is expected to open in late 2025.

25. Pour Taproom and Pizza Jeans

Construction continues on a $3.65 million build-out for the proposed Pour Taproom and Pizza Jeans restaurant in the VyStar Credit Union parking garage. The restaurant/bar concept will occupy a 7,634 square foot ground floor and mezzanine retail space at the corner of West Forsyth and Laura Streets. Based in Atlanta, Pour Taproom is a self-serve craft beer option with locations in Atlanta, Buffalo, Charleston, Durham, Knoxville and Wilmington. The Downtown Jacksonville location will offer more than 80 beers and wines.

26. Park Street Road Diet

The City of Jacksonville’s conversion of Park Street into a shaded multimodal street continues. Intended to connect LaVilla with Riverside, project enhancements include on-street parking, wider sidewalks, narrower roadway widths, and the addition of street trees. The project is expected to be completed in Summer 2025.

Construction on the renovation of Friendship Fountain Park continues. Additional park improvements include the construction of a restroom building, concession building and a playground.

A $9 million permit has been issued to rehabilitate the Jones Furniture Company building into 28 apartments and 1,700-square-feet of co-working space. A second phase would add a new building with 148 apartment units and ground floor retail space adjacent to the Jones Brothers Furniture Company building. The project is being developed by a subsidiary of Corner Lot Development Group.
