1. Artea

Nearing completion, Artea is a $75 million, 340-unit class-A multi-family development by Corner Lot Development Group. Located on four acres at the intersection of Montana Avenue and Broadcast Place, the project includes a four-level, 425-space parking garage, pool, multiple amenity spaces and a rooftop deck for public and private use.

2. RISE Doro

Rise: A Real Estate Company, plans to rebuild an eight-story, 247-unit mixed-use apartment development at 960 East Adams Street in the Sports and Entertainment District. Called RISE Doro, the $80 million development will include a 284-space parking garage, 7,400 square feet of retail space and additional roof top amenities. Originally anticipated to be completed in late 2023, the project was destroyed by fire on January 28, 2024.

3. Riverfront Plaza + Northbank Riverwalk Bulkhead

Construction continues on the first phase of Riverfront Plaza. Located on the site of the former Jacksonville Landing, Riverfront Plaza is intended to become a centerpiece park for Downtown Jacksonville. Expected to take two years and $25 million to construct, phase one will include the removal of Independent Drive to clear space for park amenities, rebuilding the bulkhead and riverwalk along the entire length of the plaza, transforming a portion of Hogan Street into a pedestrian plaza connecting and integrating the Performing Arts Center, and building park attractions such as a multipurpose lawn, a series of curving walkways, native plant gardens, a water play area and the café with roof-mounted playground. Currently unfunded, a second phase of the park could include such features as a rain garden, water feature, civic stairs, a beer garden and a pedestrian ramp from the Main Street Bridge.

4. VyStar Ballpark

The City is undertaking improvements required by Major League Baseball to VyStar Ballpark. The latest plans include a new building generally running north-south parallel to right field. The two-story, 9,150 square foot building will house the team store, hospitality as well as administrative offices.

VyStar Ballpark is currently undergoing transformational renovations thanks to Project NEXT, the club’s plan for the $31.8 million publicly funded renovation. Project NEXT is the first major renovation to VyStar Ballpark since its opening in 2003. While aiming to meet MLB requirements, Project NEXT also aims to reinvent the Crustacean Nation fan experience. In 2024, fans experienced the beginning phases of Project NEXT: a brand-new videoboard nearly 20 percent larger in size, new ribbon boards and new concourse fans.

The long-term vision of Project NEXT also includes the creation of an enhanced club space behind home plate and a brand-new front porch and center field plaza to welcome fans like never before. In right field, Project NEXT plans a multi-level building making the Jumbo Shrimp souvenir store accessible on the street level, and on the concourse level, an incredible space that will be downtown Jacksonville’s newest spot for banquets and meetings.

5. The Hub Brooklyn

Site work is underway on The Hub Brooklyn project at the intersection of Riverside Avenue and Forest Street. The $2.46 million project is being developed by Jacksonville-based Southern Grounds & Company owner Mark Janasik and CD+urban. Tenants will include Cronk Duch Architecture, Alder & Oak restaurant and bar, a Southern Grounds coffee shop and a rooftop bar.

6. Johnson Commons

Construction on a 91 for-sale townhome residential community continues in LaVilla. A joint project of JWB Real Estate Capital LLC. and the Corner Lot Development Group, each three-story townhouse at Johnson Commons will include a one car garage. A second phase could add retail and additional multifamily at the 3.4 acre site surrounded by Adams, Stuart, Forsyth and Lee streets.

7. RiversEdge

Infrastructure work at the RiversEdge development continues. The first phase of the project being developed by Dallas-based Preston Hollow Capital LLC, was the construction of a $965,105 surface parking lot for the Duval County School Board. Currently, $58.4 million in infrastructure improvements are under construction. This includes roadway, water, stormwater, sanitary sewer and electrical connections. Preston Hollow then plans to sell individual property parcels on the 34-acre site to other developers.

Toll Brothers at RiversEdge is a new 40-unit community offering luxury townhomes currently under construction. When complete, the $693 million development is slated to bring up to 1,170 residential units, 200 hotel rooms, 200,000 square feet of office space, 121,400 square feet of retail, a 125-slip marina and 3.5 acres of public park space to the Downtown Southbank.

8. Ambassador Hotel

The Ambassador Hotel originally opened in 1924 as 310 West Church Street Apartments, the first upscale apartments in downtown Jacksonville. Rebranded the Ambassador Hotel in 1955, the business survived until 1998 when the entire building was condemned and closed. Vacant for 24 years, Axis Hotels, LLC. attempted to restore the building into a $17.6 million, 127-room TRYP by Wyndham hotel, restaurant, lounge, meeting room and fitness center. The project’s completion date is uncertain as the developer deals with unpaid liens and foreclosure lawsuits filed by contractors.

9. Independent Life

The adaptive reuse of the Independent Life Building at 233 West Duval Street by the Augustine Development Group has come to a stop. Original plans called for the, the 165,000 square foot office tower to be converted into a $30 million mixed-use project that would include 135 market rate apartments, a 21,000 square foot grocery store and 10,000 square foot rooftop lounge and restaurant. The project’s completion date is uncertain as the developer deals with unpaid liens and foreclosure lawsuits filed by contractors.

10. Jacksonville History Center

The Jacksonville Historical Society is in the process of renovating the former Florida Casket Factory building into a history center. The second floor of the building will be used as a research center to process, archive, digitize and catalogue historic photographs. In addition, the first two floors will have a museum with a themed principal exhibit focused on Jacksonville’s music history. The top floor will become event space. A catering kitchen, bathrooms and an elevator are also included in the project.

11. Decca Live

A Miami-based development group is nearing completion on a $4.8 million live music venue called Decca Live. Designed by JAA Architecture, the 10,400-square-foot three story concert venue will include a new 2,250 square foot rooftop bar. The first floor will include a main floor area with a stage and bar. An area with lounge seating, a smaller bar, exterior patio and restrooms will be located on the second floor. A roof lounge and bar will serve as the third level while the building’s basement will become space for storage, service, electrical and office uses. Located at 323 East Bay Street, the venue will officially open on January 31, 2025 with a sold-out grand opening show headlined by Grammy Award-nominated Electronic Dance Music (EDM) artist Kaskade.
