19. The Rec Room - An Arcade & Bar
Michael Schmidt and Chad Munsey, the team behind The Bearded Pig in San Marco, have taken over the former CASK space and will be opening the Rec Room- an arcade and bar. When complete in late 2018, the 1,319 square foot space at 1049 Park Street will operate as a craft beer bar that also features retro arcade games.

John Merrill Homes, LLC. is in the process of developing six infill single family residences on Ernest Street, just west of Stockton Street.
24. Delgado Building
Longtime local automobile dealer Mike Shad recently acquired the historic Delgado Building at Oak and Barrs streets. Shad plans for the property include renovating five upper floor apartment units and leasing the first floor to the owners of the Full of Crepe Food Truck. They plan to open The Stuffed Beaver, a French/Canadian-inspired brasserie that promises to elevate poutine and crepes in Jacksonville’s burgeoning restaurant scene. A second ground floor retail space will be used to sell Pedego Electric Bikes, which can be pedaled manually and also be powered electrically.

25. St. Vincent’s HealthCare Heart and Vascular Pavilion
St. Vincent’s Riverside is preparing to construct a $55 million heart and vascular pavilion on King Street, next to the St. Johns River. The 4-story, 75,000 square foot structure will include 30 medical and surgical rooms and 30 intensive care rooms. In addition, it will be built on stilts as a response to flooding associated with the St. Johns River. The project is anticipated to be completed in Fall 2019.

26. Larry’s Giant Subs - R Wood Fire Pizza
Larry Raikes, the owner of Jacksonville-based chain Larry’s Giant Subs, plans to open a new dining concept at 1050 Edgewood Avenue South. Here, Raikes intends to open a 125-seat restaurant that is tentatively being called Larry’s Giant Subs - R Wood Fire Pizza. Raikes envisions the 3,500-square-foot restaurant featuring a full bar with local craft beers, wood-fired stone pizza ovens, grilled Philadelphia cheese steaks, Wisconsin cheese curds, beignets and other specialties. Pending approvals, Larry’s Giant Subs - R Wood Fired Pizza is anticipated to open in 2018.
27. El Jefe
Chef Scott Schwartz, a partner involved with the Laura Street Trio’s proposed Bullbriar Restaurant and owner of Fernandina Beach’s 29 South Restaurant plans to open a new dining concept in Murray Hill at 947 Edgewood Avenue South. To be called El Jefe, the proposed 158-seat full-service Tex-Mex restaurant is planned to open in 2018.
According to a recent Jax Daily Record article, Schwartz described El Jefe as an affordable and casual Tex-Mex concept “dedicated to celebrating the diverse cuisines of America’s southwestern borderlands.” The menu will include classics like wood-grilled skirt steak fajitas, San Antonio puffy tacos, Texas-style chili con queso and traditional tamales, he said.

The Silver Cow will be opening soon at 931 Edgewood Avenue.
We’re grazin’ on into Murray Hill in 2018 from King St. and we’re bringin’ our laid back charm, great beer, and outstanding wines with us. Chance Partners is in the process of renovating the Commander Apartments Tower and building additional multifamily housing along Fishweir Creek, along St. Johns Avenue. Construction on the $40 million, 228-unit development, now known as RiverVUE, is anticipated to be completed in 2018.

31. Roosevelt Square
Roosevelt Square expansion master plan
Roosevelt Mall opened in 1961 as an open air shopping center. The shopping center was converted into an enclosed mall in 1968. Anchors during this era included Ivey’s, Furchgott’s, Levy-Wolf, Purcell’s and F.W. Woolworth. Atlanta based Dewberry Capital Corporation purchased the 260,000 square foot mall in 1997. Since then Roosevelt has been converted back into its original use, an open air strip shopping center.
Up until 2017, Roosevelt Square’s anchors included Stein Mart, Belk and Publix. With the recent closure of Belk, Dewberry Capital plans an extensive retrofit of the popular shopping center. The former Belk store was recently demolished and several new infill retail buildings will be added throughout the property. New tenants include Petsmart and Ulta.
