10. FSCJ Dormitory
The Florida State College at Jacksonville (FSCJ) is in the process of converting the long vacant Lerner Shops Building into student housing. When complete, FSCJ plans to house up to 60 students in the structure at 20 W. Adams Street.

11. Jacksonville Self Storage
Construction continues on a five-story, 90,000 square foot self-storage building at the intersection of Myrtle Avenue and Elder Street. The climate-controlled self storage facility is being developed by the Nuvo Company, LLC.

12. Houston Street Manor
Beneficial Communities, LLC, an affordable housing developer, is in the midst of transforming a vacant lot at 139 North Jefferson Street into a 72-unit senior housing development. When complete, the $8.6 million, seven-story building will contain five floors for apartments over two stories of parking.
13. Burlock & Barrel Whiskey Distillery
The retrofit of a historic Brooklyn warehouse at 417 Magnolia Street for the Burlock & Barrel American Distillery continues. Burlock & Barrel’s plans for the structure include a 3,000 square foot whiskey distillery to produce premium spirits and 3,400 square feet of space for on site point of sales.

14. Summer Classics
Summer Classics, a national manufacturer and retailer of high-end outdoor furniture recently purchased 1104 W. Adams Street for $1.2 million. Summer Classics plans to use the 12,000-square-foot building as a retail showroom, assemblage and warehouse.

15. The Barnett
The SouthEast Development Group’s restoration of the old Barnett National Bank building continues at the intersection of Laura and Adams Streets. When complete, the Barnett will include 50,000 square feet of commercial office space and 100 apartments. The apartments, which will fill the top 11 floors of the 18-story building, should be ready by late 2018 or spring 2019.

16. Kanine Social
The second project involves the conversion of a 16,117 square foot former cabinet making factory into a boutique doggy daycare, indoor and outdoor dog park, local craft beer, wine and coffee bar. Located in Brooklyn at 580 College Street, Kanine Social would provide daycare services for a maximum of 30 dogs and is estimated to be a $1.57 million investment.
17. 345 East Bay Street
The former Hourglass Pub & Coffee House at 345. E Bay St. Downtown is being renovated into a bar owned by John Ferra.
