Construction continues on the development of a new Publix anchored shopping center at the intersection of Atlantic Boulevard and Hendricks Avenue. The 62,000 square foot East San Marco project will include a two level 39,000 square foot Publix supermarket and space for two restaurants and additional retail shops. The project is anticipated to be completed in early 2023.

Harbert Realty of Birmingham, AL plans retrofit 1939 Hendricks Avenue into a two to three tenant professional office building. The building was formerly occupied by a gay men’s bathhouse called Club Jacksonville. The office project is anticipated to cost $3 million.

Ashco, Inc. is in the process of redeveloping buildings formerly owned by the Sheet Metal Workers Local 435 Land Company, Inc. into a project called Union Hall. Located at 1435 Naldo Avenue, the project involves the adaptive reuse of existing buildings into potential restaurant space.

47. Tepeyolot Cerveceria

Luis Melgarejo is in the process of opening an Aztec-inspired themed craft brewery called Tepeyolot Cerveceria in San Marco. Tepeyolot will lease the entire 5,407-square foot building at 2136 Kings Avenue from owner TC Jax Holdings. It will be a brewpub with seating for 199, and Melgarejo plans to focus as much on the food as the drinks. The menu will feature Mexican light fare including tacos, sweet tamales, Mexican street corn, churros, and chips and salsa.

48. The Bearded Pig BBQ

Construction nears completion on The Bearded Pig BBQ restaurant at 1224 Kings Avenue. The Bearded Pig anticipates retaining its existing Kings Avenue location for a future project. The reconstruction of Beach Diner at 1965 San Marco Boulevard continues after being destroyed by a late 2019 fire.
