Development Along the Corridors
Joining in the success of businesses along the Hendricks Avenue corridor like that of Aardwolf Brewery are new additions at the San Marco Train Station. The opening of Panera Bread Company in 2013 brought a renewed interest to the area. Ash Properties is negotiating with restaurant chain owners of La Napolera to open a new Mexican restaurant called Puerta Vallarta and currently under construction is the hexagon shaped glass structure that will be home to The Hyppo Gourmet Ice Pops.
Uniquely positioned on Kings Avenue, a few blocks northeast of San Marco Train Station and Aardwolf, is the amazing Bearded Pig Southern BBQ & Beer Garden. The only thing missing is a badly needed mid-block crossing for safe pedestrian access. Rumblings that this is in process is encouraging.
South on Hendricks, in the previous Hollingsworth Decorative Tile & Plumbing Showroom, Bold Bean Coffee Roasters will be opening soon adding additional craft brew choices in San Marco. Hollingsworth Decorative Tile & Plumbing Showroom has relocated to the old Peterbrooke factory on San Marco Boulevard.
Although San Marco Square has seen some recent restaurant and boutique closures, it continues to draw development interest. The Flying Iguana has a contract to purchase the building occupied by Stellars Gallery. As is typical with proposed businesses trying to locate in the square is the ongoing parking dilemma.
In March a PUD modification was approved for the East San Marco project by City Council. The primary changes to the 2006 PUD involved a reduction in retail square footage on the Atlantic Hendricks corner parcel from a maximum of 57,000 square feet to a maximum of 46,000 square feet and an increase in the maximum number of residential units from 125 to 245. The basic building envelope housing those uses is substantially similar to that originally proposed in 2006. City staff continues to review the traffic impacts and residents are still concerned with the height of the structure and the proposed density.
And down the street to the east, Daily’s Convenience Store and DASH restaurant opened in January on Atlantic Boulevard. A strategic location for the chain in consideration of a full I-95 interchange at Atlantic Boulevard slated to be complete in 2017 as part of the Overland Bridge project.
