In April 2017, the Downtown Investment Authority selected Iguana Investments Florida, a company controlled by Jacksonville Jaguars owner Shad Khan to serve as the master developer for the Jacksonville Shipyards site. At full build-out, Iguana visions 600 to 1,000 multi-family residences, 450,000 to 750,000 square feet of office/retail/restuarant space and 200 to 500 hotel rooms. The developmentās first phase will include a five-star hotel with 200 to 250 rooms, on what is now Metropolitan park. According to a Florida Times-Union article, Khan purchased the Four Seasons Hotel Toronto for $171 million in 2016 and has an aspirational goal for Jacksonville to bring a similar operation to the Shipyards.
