45. 1230 Hendricks Avenue
The former Florida Baptist Convention property at 1230 Hendricks Avenue is in the process of being demolished. Plans call for the site to become the home of a 345 unit, multi-story luxury apartment complex with 5,500-square-feet of ground-level retail and restaurant space with outdoor seating along Hendricks Avenue. Additional amenities include a seven-level, 526 space parking garage, rooftop terrace and bar.

46. 1561 San Marco Boulevard
TSG Realty is in the process of renovating 1561 San Marco Boulevard. Constructed in 1947, the 4,508 square foot building will be available for lease.

48. 1639 Atlantic Boulevard
Work is underway on a project to convert and existing structure at 1639 Atlantic Boulevard into a mixed-use development. Rubin Companies plans originally included retrofitting the first floor of the 7,500-square-foot building into a restaurant and the second floor into office space. However, currently Advanced Dermatology and Cosmetic Surgery will lease 3,900 square feet on the first floor.

A Pure Barre studio will be opening soon at 1615 Hendricks Ave #101. Offering classes that target strength, cardio and flexibility for people of all levels, Pure Barre is the largest, most established barre franchise with more than 500 studios across the country.
50. Union Hall
Jacksonville-based developer Ashco is in the process of expanding the San Marco Train Station complex along Hendricks Avenue. Named Union Hall, the latest project will include a 900-square-foot restaurant and 3,000-square-feet of space for additional tenants along Naldo Avenue.

51. San Marco Promenade
Construction continues on the $42 million first phase of Chance Properties’ San Marco Promenade. On the site of a failed 2008 redevelopment project, San Marco Promenade’s first phase will include 284 apartments and 10,000 square feet of retail on a 17.3-acre site along Philips Highway between Mitchell Avenue and River Oaks Road. A second phase at a future date could possibly bring the total number units at San Marco Promenade up to 650.

52. San Marco Crossing
The clearing of property continues in preparation for the development of San Marco Crossing. Located along Kings Avenue between Olevia Street and Mitchell Avenue, the Chance Properties project consists of the redevelopment of a 6.8 acre-site to include up to 330 market-rate apartments and eight two-story townhomes.
