1. Vista Brooklyn

Construction continues on a 10-story, 308-unit high-rise apartment tower at the intersection of Riverside Avenue and Jackson Street in Brooklyn. Apartment units will include 219 one-bedroom and studio units, 81 two-bedroom units, and eight three-bedroom units. Amenities include a rooftop pool, beer garden, and a 450-space parking garage. In addition, 14,000-square feet of street level retail space will be built along Riverside Avenue. It is anticipated that the $60 million project will be completed in 2021.

2.Interstate 95 and Interstate 10 Operational Improvements

Construction continues on a $128 million expansion of the Fuller Warren Bridge and I-95/I-10 interchange. The project, which is expected to be completed in spring 2021, will include the addition of a 12-foot shared use path over the St. Johns River, connecting San Marco and Riverside. Operational improvements and enhancements will be made to the interchange at Interstate 95 and Interstate 10, the Fuller Warren Bridge, and along the east side of U.S.17 north bound between McDuff Avenue and Rosselle Street.

Operational improvements include:

Interstate 95 (Fuller Warren Bridge) improvements:

  • Widening of the Fuller Warren Bridge expanding northbound and southbound lanes from three lanes to four lanes.

  • Adding a Shared Use Path (SUP) on the Fuller Warren Bridge for pedestrians and bicyclists connecting San Marco and Riverside neighborhoods.

Interstate 10 Improvements:

  • Providing a dedicated ramp to Irene and Stockton Street to reduce weaving traffic merging from Interstate 95 southbound to Interstate10 westbound.

  • Widening of overpass from Interstate 95 northbound to Interstate 10 westbound, allowing for future improvements along Interstate 10 westbound.

3. Hart Bridge Expressway Demolition

The $39 million replacement of the Hart Bridge Expressway ramps near TIAA Bank Field continues. Intended to improve accessibility of property around TIAA Bank Field to existing expressway traffic, plans call for an at-grade boulevard and entrance to Lot J, with elevated expressway ramps remaining on either end of the project. The project is anticipated to be completed by the end of 2021.

4. 525 Beaver Street

Completed for the Lawton Pratt Funeral Home in 1916, 525 West Beaver Street may be one of the last commercial structures built by Joseph Haygood Blodgett that survives today. Born in 1858 in Augusta, GA, Blodgett moved to Jacksonville during the 1890s and eventually became one of the city’s first Black millionaires after creating a real estate rental empire following the Great Fire of 1901. Currently the structure is being renovated by Ryan Viti. An active permit indicates work being done for a new loft, rooftop reframing, a carport roof and parapet wall to prepare for a new roof. Viti’s wife, Danielle Dallas, founded the Copper Closet women’s clothing and accessories chain in 2016.

5. Coastline Drive

Dating back to October 2015, work continues to take place on a $31 million City of Jacksonville project to reconstruct the Coastline Drive Bridge, Liberty Street Bridge, and the impacted sections of the Northbank Riverwalk. Construction on the Liberty Street Bridge continues.

6. Laura Apartments

Ron Chamblin, owner of the city’s largest independent bookstore, is in the process of restoring a three story building at 225 North Laura Street. When complete, the building will contain four apartments on the upper two floors and a restaurant on the first floor.

7. The Villages of Cathedral

The restoration of four Cathedral District multifamily properties are underway at 505 North Liberty Street after being acquired for $365,000 in April 2020. Constructed in 1909 and 1910, active building permits for The Villages of Cathedral LLC. indicate the proposed residential use will accommodate multiple families.

8. JEA Headquarters

Construction is underway on a new 162,000 square foot headquarters building for JEA. The $68 million project at 325 West Adams Street will include a 657-space parking garage with 10,690 square feet of ground level retail space.

9. House of Shaves Barbershop

House of Shaves Barbershop will be opening soon in a storefront retail space at TIAA Bank building on Riverside Avenue.

10. Residence Inn by Marriott

Greenbelt, MD based Baywood Hotels is in the process of developing a 135-room Residence Inn by Marriott in Brooklyn. Overlooking Unity Plaza, the $10.2 million, seven-story hotel will be located at 357 Oak Street.

11. Southbank Apartments

Construction continues on an infill luxury multi-family development on a 2.89-acre surface parking lot between the Acosta Bridge and the Eight Forty One building. What will be a seven-story, 84-foot-tall building with 185 residential units, a 178-space garage and 33 surface parking spaces is being constructed by Geismar, Louisiana-based Ventures Development Group, LLC. at 959 Prudential Drive.

12. Ashley Street Container Project

The development of a shipping container infill residential project by JWB Real Estate continues at 412 Ashley Street. The Cathedral District project calls for the retrofit of 18 shipping containers into 320-square-foot apartments.
