43. Tepeyolot Cerveceria
Luis Melgarejo is in the process of opening an Aztec-inspired themed craft brewery called Tepeyolot Cerveceria in San Marco. Tepeyolot will lease the entire 5,407-square foot building at 2136 Kings Avenue from owner TC Jax Holdings. It will be a brewpub with seating for 199, and Melgarejo plans to focus as much on the food as the drinks. The menu will feature Mexican light fare including tacos, sweet tamales, Mexican street corn, churros, and chips and salsa.

Juicebox will be opening soon at 1962 San Marco Boulevard. Juicebox is a family-owned juice bar specializing in smoothies and acai bowls.
45. Fla Juice & Bowl
Fla Juice & Bowl will open soon at 1561 San Marco Boulevard. The café will serve smoothies, acai and pitaya (cactus fruit) bowls, cold-pressed juice and Hawaiianstyle poke bowls, cubed raw tuna and salmon served over sushi rice or organic mixed greens.

46. The Bearded Pig BBQ
The Bearded Pig BBQ restaurant at 1224 Kings Avenue recently announced its intentions to construct and relocate to a larger space at 1808 Kings Avenue. Land clearing and site work efforts are already underway for the restaurant. The Bearded Pig anticipates opening the new 125 seat space in late spring 2020 while retaining the existing location for a future project. In addition, the new location will include nearly 50 off-street parking spaces and an outdoor area for family-friendly activities.

47. Florida Cracker Kitchen
Construction continues on the adaptive reuse of the former Wimpee Fuel Oil building at 1842 Kings Avenue. Built in 1937, the 6,000 square foot structure will be retrofitted into a second Jacksonville restaurant and taproom for Florida Cracker Kitchen. Anticipated to open in 2020, the $230,000 restaurant project will seat about 110 to 120 people and include 80 parking spaces.

48. Union Hall
Jacksonville-based developer Ashco is in the process of expanding the San Marco Train Station complex along Hendricks Avenue. Named Union Hall, the latest project will include a 900-square-foot restaurant and 3,000-square-feet of space for additional tenants along Naldo Avenue.

49. San Marco Promenade
Construction nears completion on the $42 million first phase of Chance Properties’ San Marco Promenade. On the site of a failed 2008 redevelopment project, San Marco Promenade’s first phase will include 284 apartments and 10,000 square feet of retail on a 17.3-acre site along Philips Highway between Mitchell Avenue and River Oaks Road. A second phase at a future date could possibly bring the total number units at San Marco Promenade up to 650.

50. San Marco Crossing
The development of San Marco Crossing continues to make significant progress. Located along Kings Avenue between Olevia Street and Mitchell Avenue, the Chance Properties project consists of the redevelopment of a 6.8 acre-site to include up to 330 market-rate apartments and eight two-story townhomes.
