The space formerly occupied by Derby On Park at 1068 Park Street is being retrofitted into a new concept called Derby House Diner. New owners Chad Munsey and Michael Schmidt plan to open the space as a diner with a menu of “classic, affordable diner food” in mid-April. 28. St. Vincent’s HealthCare Heart and Vascular Pavilion
Construction is underway on a $55 million heart and vascular pavilion on King Street, on the campus of St. Vincent’s HealthCare. The 4-story, 75,000 square foot structure will include 30 medical and surgical rooms and 30 intensive care rooms. It will primarily be used for heart and vascular needs, including two nursing units devoted to caring for patients who undergo open-heart surgeries and other cardiovascular procedures. In addition, it will be built on stilts as a response to flooding associated with the St. Johns River. The project is anticipated to be completed in late 2019, the building will be called the Delores Barr Weaver Heart and Vascular Pavilion is being built along the river, on King Street. It is scheduled to be completed this winter.

29. MedMen Enterprises
MedMen Enterprises of Los Angeles, the country’s biggest medical marijuana provider, has signed a lease to open a 6,000 square foot medical marijuana dispensary in the former Fans & Stoves building at 1059 Park St. in Five Points. Pending approvals, MedMen’s Five Points location is expected to open by the end of the 3rd quarter of 2019.

30. Taqueria 5 Restaurant
The Taqueria 5 (pronounced “Cinco”) Restaurant plans to open at 809 Lomax Street in Five Points. The restaurant will include 18 indoor seats and an outdoor back patio with 30 seats. Taqueria 5 is intended to be a true concept of a real Mexican taqueria. The new space in Five Points will feature just under 1,000 square feet of interior space, plus a small outdoor patio directly behind the building

Ortega Park Master Plan
Roosevelt Mall opened in 1961 as an open air shopping center. The shopping center was converted into an enclosed mall in 1968. Anchors during this era included Ivey’s, Furchgott’s, Levy-Wolf, Purcell’s and F.W. Woolworth. Atlanta based Dewberry Capital Corporation purchased the 260,000 square foot mall in 1997. Since then Roosevelt has been converted back into its original use, an open air strip shopping center.
Up until 2017, Roosevelt Square’s anchors included Stein Mart, Belk and Publix. With the recent closure of Belk, Dewberry Capital plans an extensive retrofit of the popular shopping center. The former Belk store was recently demolished and several new infill retail buildings will be added throughout the property, which will be called Ortega Park.

The Hightide Burrito Company, which specializes in serving fresh a menu featuring ‘Beach Mexican’ fare, plans to open a second location in a new development called The Bridge. Hawkers Asian Street Fare at 1001 Park Street is preparing to undergo a major renovation and expansion. A building permit was recently issued to expand the 4,500-square-foot restaurant into an adjacent 3,102-square-foot storefront. The expansion project will allow for a larger dining room, bar and new back-of-house facilities. The project is expected to be completed by summer 2019.
