39. Southern Grounds Coffee

Neptune Beach-based coffee shop Southern Grounds is in the process of opening a second location at 1671 Atlantic Boulevard in San Marco.

40. Industry West

Jacksonville-based Industry West is preparing to move from rented space at 1538 Hendricks Ave., next to Hightide Burrito Co., to the former Stellers Gallery space in San Marco Square at 1407 Atlantic Blvd. The new Industry West headquarters will feature a showroom, retail space, meeting room, open workspace, a ab-studio and staff offices.

41. State Road 13/Hendricks Avenue/San Jose Boulevard Resurfacing and Improvement Project

The Florida Department of Transportation (FDOT) is in the process of resurfacing and improving San Jose Boulevard/Hendricks Avenue (State Road 13) from Cornell Road to San Marco Boulevard. The $5.4 million project includes resurfacing three miles of roadway, restriping the shoulders to provide for new bicycle lanes, and the removal of on-street parking from Dunsford Road to San Marco Boulevard and from Cornell Road to Peachtree Circle North. The project is anticipated to be completed in spring 2019.

42. Interstate 95 Overland Bridge

The Florida Department of Transportation (FDOT) began January 14, 2013 to replace the series of overpasses that carry traffic over Hendricks, Kings and Montana avenues along 2.3 miles of I-95 near downtown Jacksonville in Duval County. Known as the Overland Bridge project, it will improve traffic flow along the I-95 corridor just south of the Fuller Warren Bridge. I-95 will be widened to provide an additional lane for southbound traffic. As the project is built, traffic will use parallel roadways, which upon completion of the I-95 bridge structures, will remain and provide additional capacity for traffic between the Fuller Warren Bridge and north of Emerson Street.

43. Baptist MD Anderson Cancer Center

Construction continues on a 9-story cancer center complex on San Marco Boulevard near I-95. The Baptist Health MD Anderson Cancer Center will be a nine-story, 330,000-square-foot outpatient structure bounded by I-95, San Marco Boulevard, Nira Street and Palm Avenue. This project is expected to be completed in mid-2018.

44. Baptist MD Anderson Cancer Center Parking Garage

Construction of a large parking garage associated with the Baptist MD Anderson Cancer Center project is now underway at 1235 San Marco Boulevard. When complete, the garage will consume most of the existing surface parking lot generally bounded by San Marco Boulevard, Interstate 95, the FEC Railroad and Nira Street. In addition, the project will add a shared use path along the north side of Nira Street.

45. 1639 Atlantic Boulevard

Work is underway on a project to convert and existing structure at 1639 Atlantic Boulevard into a mixed-use development. Rubin Companies plans include retrofitting the first floor of the 7,500-square-foot building into a restaurant and the second floor into office space.

46. Riverfront Park Bulkhead Replacement Project

The City of Jacksonville is in the process of investing $2.6 million to repair and replace the bulkhead at Riverfront Park in San Marco.

47. San Marco Promenade

Chance Properties is preparing to break ground on the $42 million first phase of San Marco Promenade. On the site of a failed 2008 redevelopment project, San Marco Promenade’s first phase will include 284 apartments and 10,000 square feet of retail on a 17.3-acre site along Philips Highway between Mitchell Avenue and River Oaks Road. This project is expected to be completed by summer 2019. A second phase at a future date could possibly bring the total number units at San Marco Promenade up to 650.
