12. 527 Duval Street
One of the Cathedral District’s last complete rows of dense housing developed after the Great Fire of 1901 was recently razed to make way for a new development project. Replacing it would be a mixed-use infill project called 527 Duval Street that is anticipated to break ground in summer 2020. Proposed by Rafeal Caldera, 527 Duval Street will include 45 multi-family units and 27,000 square feet of art gallery space, art studios and classrooms.

13. Fidelity National Information Services, Inc. Headquarters
The demolition of Brooklyn’s historic Fire Station Number 5 is now underway. The historic building is being razed to make way for a new $145 million world headquarters office tower for Jacksonville-based Fortune 500 company Fidelity National Information Services, Inc. Expected to be completed by June 2022, the 12-story, 300,000 square foot tower will overlook the St. Johns River with structured parking along Riverside Avenue. The project is expected to create 500 additional jobs in Brooklyn.
14. The Barnett
The SouthEast Development Group’s restoration of the old Barnett National Bank building nears completion with 100 apartments and 50,000 square feet of commercial and office space. A $1.5 million build-out of the ground floor for a 5,402 square foot Chase Bank branch location is now underway.

15. Lofts at Brooklyn
Construction is now underway on the Lofts at Brooklyn. When complete, the estimated $30 million project will add 133 affordable and workforce housing units at the intersection of Jackson and Chelsea Streets.
16. Jacksonville Landing
The City of Jacksonville continues with the demolition of former Jacksonville Landing festival marketplace. An additional $2.25 million will be set aside over the next three years to plan out a lawn for the site. The lawn will set aside two small building pads for future commercial development. An additional $250,000 will be spent on a market study to determine the shape the future building pads and what types of uses could potentially go there.

17. Wolfson Children’s Critical Care Tower
Vertical construction is underway on a seven-story tower that will serve as the new “front door” for Baptist Health’s Southbank medical campus. Wolfson Children’s Critical Care Tower is anticipated to be completed in 2021.

18. Ambassador Hotel
Augustine Development Group has completed interior demolition work and is now seeking building permit approval for the restoration of the long closed Ambassador Hotel. The St. Augustine-based developer plans to invest $6 million to retrofit the 95-year-old building into a 127-room La Quinta Inn & Suites with a rooftop bar. Additional plans for the site involve the construction of a $38 million, 200-unit apartment complex. The apartment project will be developed by The Vestcor Companies.

19. VyStar Credit Union
VyStar Credit Union is in the process of renovating the VyStar Tower (formerly SunTrust Tower) and the adjacent Life of the South building into the credit union’s corporate headquarters. VyStar plans to activate the first floor of both buildings with restaurants, bars and retail space.
20. Brooklyn Place
Ponte Vedra Beach-based The Ferber Company is in the process of building a new 11,500 square foot retail center at the intersection of Riverside Avenue and Leila Street. Brooklyn Place’s future tenants include Panera Bread, Chipotle, Bento Asian Kitchen + Sushi and Chop Barbershop.
