38. Lofts at San Marco East

The Lofts at San Marco East is a $42 million multifamily community being developed by The Vestcor Companies. Located at the intersection of Philips Highway and St. Augustine Road, the project will comprise eight studios, 61 one-bedroom, 89 two-bedroom, and 14 three-bedroom apartments. Intended to target residents with an annual income of 60% or less of the area median income, the four-story, 172-unit affordable housing development is anticipated to be completed in summer 2024.

39. The Station at San Marco

Nearing completion, The Station at San Marco is a $32 million infill mixed-use development on the 3.3-acre former Florida Baptist Convention property in San Marco. The five-story project comprises 345 multifamily units, a parking garage and 5,000 square feet of ground-level retail space on Hendricks Avenue, just south of Interstate 95.

A development by Block One Ventures and its affiliates, residential amenities at The Station at San Marco will include an expansive fitness center, bike storage, pet spa, clubroom with gaming, lounging and remote work areas, pool courtyard, garden courtyard, and views across the river to downtown Jacksonville from the rooftop pool and sky lounge topping the sixth level of the seven-level, 526 stall parking garage. 40. Gemma Fish & Oyster

Build-out continues for Gemma Fish + Oyster at the new Shoppes at East San Marco shopping center.

Gemma Fish + Oyster is a new fresh seafood concept owned by husband and wife duo Mike and Brittany Cooney, who own Ember & Iron in St. Johns County. At East San Marco, the 6,500 square foot restaurant will include a rooftop seating area.

41. Happy Brew

A group affiliated with the Southside United Methodist Church is in the process of opening a coffee shop at 3200 Hendricks Avenue. Happy Brew Coffee Shop will be a visionary not-for-profit 3,760-square-foot coffee shop that will hire young adults with intellectual and developmental differences.

42. The Terraces at San Marco

Bounded by Atlantic Boulevard, Arcadia Place, Minerva Avenue and Alford Place in the San Marco neighborhood, the Terraces at San Marco is a 27-unit luxury townhome project being developed by national homebuilder Toll Brothers. Comprising five townhome buildings, the project is being designed in the form of a bungalow court, with courtyards separating the units. Within walking distance of the historic San Marco Square shopping district, each townhome unit will also include a roof terrace.

43. The Jack on the Beach Apartments

Located at 3428 Beach Boulevard, The Jack on Beach is a 295-unit multifamily development being built in the Saint Nicholas neighborhood. Anticipated to be completed in fall 2024, the Jacksonville-based Chance Partners project will consist of three 4-story apartment buildings and a 2-story carriage house building with two townhome units and six garages. The 10.06-acre development site was the former location of Southgate Plaza. Completed in 1957, Southgate Plaza was initially anchored by W.T. Grant, F.W. Woolworth, Winn-Dixie, Toy Town and Morrison’s Cafeteria. The 149,042-square-foot shopping center was largely empty when razed to prepare the site for this development project. The project is expected to be completed by the third quarter of 2024.

44. Blueberry Artisan Bakery

Currently located in Southern Grounds & Company’s San Marco location, the Blueberry Artisan Bakery is working on moving into a new location at 3247 Beach Boulevard. When complete, the bakery will cater to retail and wholesale clients with a scratch bakery and bread program for restaurants, hotels and Southern Grounds & Company locations.

45. Voodoo Brewery

Voodoo Brewery, a Meadville, PA-based craft brewer, plans to open a new location in the Square One building at 1974 San Marco Boulevard. The 8,600 square foot restaurant and craft brewery will take up both floors of the building.

46. Flying Iguana Taqueria & Tequila Bar

Jacksonville-based TSG Realty is in the process of renovating the former San Marco Theatre into a space for multiple tenants. Plans show the restaurant space is 4,939 square feet of space and the retail side is 1,967 square feet. In August, Al’s Pizza founder Al Mansur said he signed a lease to open a restaurant in the 85-year-old closed theater for his Flying Iguana concept. He hopes to open in the first quarter of 2024. He expects to staff it with about 70 full- and part-time employees.

47. LaSalle Street Pump Station

The City of Jacksonville is constructing the LaSalle Street Pump Station to reduce stormwater flooding on LaSalle Street and the surrounding neighborhood. The new pump station is one of a series of planned improvements to the stormwater collection system in the San Marco neighborhood. Once constructed, this project will significantly reduce adverse flood impacts, which will result in cost-savings and allow residents and businesses within the basin to bounce back more quickly after storm events. The project is anticipated to be completed in 2025.
