Announced in late February 2015, Shad Khan’s Iguana Investments Florida’s proposal would allow for 1 million square feet of office space, 100,000 square feet of retail, 662 residential units, 350 hotel rooms and 525 marina slips. In addition, the development would include mooring space for the USS Adams, a football-themed park and practice fields for the Jacksonville Jaguars.

In April 2017, the Downtown Investment Authority selected Iguana Investments Florida, a company controlled by Jacksonville Jaguars owner Shad Khan to serve as the master developer for the Jacksonville Shipyards site. With the construction of Daily’s Place amphitheater and an indoor practice field for the Jacksonville Jaguars taking place adjacent to the stadium, a new plan for the Shipyards property was unveiled.
At full build-out, Iguana proposed 600 to 1,000 multi-family residences, 450,000 to 750,000 square feet of office/retail/restaurant space and 200 to 500 hotel rooms. The development’s first phase would have included a five-star hotel with 200 to 250 rooms, on what is now Metropolitan park. According to a Florida Times-Union article, Khan had an aspirational goal to bring a Four Seasons Hotel to the Shipyards.
