Construction continues at the Tidal Pointe development inside Southside Quarter. Tidal Pointe includes 46 single-family homes and 89 condonminium units on 11 acres at the southwest corner of Interstate 295 and Butler Boulevard. Tidal Pointe is being developed by Houston-based David Weekley Homes.

10. San Pablo Place
Jacksonville-based Steinemann & Company is in the process of developing a mixed-use project called San Pablo Place. Located at 4915 San Pablo Road, just south of Butler Boulevard, the 16-acre development will include 150,000 square feet of office space, 12,500 square feet of retail space, and a seven-story, 155-room Residence Inn by Marriott hotel.

11. Ida Claire, South of Ordinary
A 7,500-square-foot building formerly occupied by Mimi’s Cafe is in the process of being renovated into a Dallas-based restaurant concept called Ida Claire, South of Ordinary.

12. ABC Fine Wine & Spirits
Construction continues on a new ABC Fine Wine & Spirits at Town Center. The 13,462-square-foot store will be located at 4838 Gate Parkway in The Crossing at Town Center.
13. Northeast Florida Express Lanes
Construction on a project to add tolled express lanes and noise wall barriers along I-295 from Butler Boulevard to SR 9B continues to advance. In addition, the $140 million project will include interchange improvements at Gate Parkway and Baymeadows Road.
The express lanes construction along I-295 from J. Turner Butler Blvd. to State Road 9B will begin in spring 2016. The design-build team of Archer Western Construction/Reynolds Smith & Hills were awarded the contract to design and construct the second express lanes in Northeast Florida for $139.9 million.
The express lanes project includes:
- Construction of two additional 12-foot travel lanes (tolled express lanes) in each direction
- Constructing noise walls along I-295 in various locations
- Building drainage ponds
- Installing electronic tolling systems at various locations to collect tolls
The two access points for the two northbound express lanes will be at State Road 9B and I-295 between Philips Highway and State Road 9B. The two access points for the two southbound express lanes will be just north of the J. Turner Butler Boulevard Bridge, and just south of the Gate Parkway interchange off-ramp. Traffic entering from Gate Parkway and Baymeadows Boulevard will not have access to the express lanes.

14. Mayo North
The addition of a 120,000-square-foot medical building, a 1,000-space parking garage and a connector building featuring 25,000 square feet of retail space is now under construction at Mayo Clinic. The $38 million garage should be completed in 2020. The $106 million medical building is anticipated to be completed in 2021.

15. 4600 Tropea Way
CPC Jacksonville SJTC Hospitality LLC. is in the process of building a Firestone Auto Service Center and storefront retail space at 4600 Tropea Way. The three retail spaces will be occupied by 5.11 Tactical, Lee Nails & Spa and Kazu Sushi Burrito.
16. Island Wing Company Grill & Bar
Destin-based Island Wing Company Grill & Bar is in the process of retrofitting 4409 Southside Boulevard into a 7,700-square-foot sports bar restaurant. Unlike the traditional sports bar, the concept’s fare is baked or grilled instead of fried.
