4. Northshore at Atlantic Beach
Construction continues at Northshore at Atlantic Beach, one block north of Beaches Town Center. When complete, the luxury townhome development will contain 12 modern town homes, each being three stories with three bedrooms, two-and-a-half bathrooms, a two-car garage, two balconies, a bottom floor patio and access to a private, gated courtyard.
3. Pablo Plaza
The renovation of Pablo Plaza at 1822 South 3rd Street continues to take place. The redevelopment project by Regency Centers involves a reconfiguration of the 156,755 square foot shopping center with a new 34,400 square foot Whole Foods Market as the central anchor tenant. The project is anticipated to be completed by early 2021. Other Pablo Plaza anchor tenants include Marshalls, Petsmart, Office Depot and HomeGoods.

2. Shoppes of Northshore
Gainesville-based Lote Group continues its efforts on a complete renovation of the Shoppes of Northshore in Atlantic Beach. Located at the intersection of North 3rd Street and Atlantic Boulevard, the 17,000 square foot retail center serves as a major anchor of the Beaches Town Center.
1. 221 Surfside
221 Surfside Holdings LLC is in the process of redeveloping a historic oceanfront property at 221 N. First St. in Jacksonville Beach into a 25,500 square foot boutique hotel, restaurant, retail and office space. When complete, 221 Surfside will include 6,000 square feet of ground floor retail equally split to face the boardwalk and North First Street. An 18 room boutique hotel will be located on the second floor, which was once the home of the Perkins Hotel and Bathhouse. In addition, the project will include more than 8,000 square feet of office space and 6,000 square feet of cowork space. The project should be completed in 2020.
