New medical office proposed for Southbank parking lot

GENERAL INFORMATION

DDRB Application 2024-008 seeks Conceptual Review for a new two-story medical office building at the site of the 841 Prudential Drive development, in the Southbank District. The proposed building will be approximately 45,000 square feet. The location for the proposed project is currently an existing surface lot on the east side of the property.

As shown on the location map on the following page, the subject site is part of the campus of buildings at 841 Prudential Drive. The roadway that continues north of Prudential Drive to the site is a private drive, not a public right-of-way. As such, the proposed structure does not have frontage along a public right-of-way, and although the subject site is near the St. Johns River, it does not have frontage on the river due to the interior positioning of the site.
