Per the City’s staff report: “The proposed development is comprised of four, 3-story (36 feet tall) mixed use units, each with a single family condo / apartment, and a small commercial office space. The office space occupies the ground floor, with the residential units above. There will also be a detached garage with room for two cars per unit, with a small living unit above. The project is adjacent to an alley, and the rear parking will be accessed via the alley.”
Per the City’s staff report: “The project has an entrance on the first floor for each commercial unit, and the residential entrance is accessed on the second floor via combined staircases that lead up from the street. The final third story on the front façade is a balcony with the final third story massing pushed back from the lower two stories.”
The residential units all have front facing balconies above the main entrance, which is accessed via the second floor exterior landing. The offices are accessed through doors located on the first floor. Overall, the construction will consist of a mix of materials, with portions covered in stucco, and others in cement lap-siding.
Per the City’s staff report: “7th Street, along this portion of main street, is zoned CCG-S, which is the most intensive commercial zoning in Springfield. This stretch of 7th Street is a mix of commercial and residential structures. Given the lack of much context on this block, the mixing of single family, multifamily and commercial uses would match the existing Land Use and Zoning patterns for this property. The block lacks any cohesive context, with only limited contributing structures.”
