Block N-4

GENERAL INFORMATION

DDRB Application 2023-021 seeks Conceptual Review for Block N4 of the Pearl Street District. Block N4 is a development pad/phase within the Pearl Street District multi-phase site plan (DDRB Application 2023-017) located in the Church District of the Downtown Zoning Overlay.

As shown on the location map on the following page, the proposed development occupies much of the block with the exception of the parcel at 716 North Pearl Street in the northeast corner of the block. Aside from the existing development at 716 North Pearl Street, the remainder of the block is vacant.

The proposed development includes a 7-story mixed-use building with approximately 16,000 square feet of ground floor retail, 270 residential units, and two (2) partial levels of parking.

The subject site is bounded by West Union Street and West Beaver Street to the north and south, respectively, and by North Clay Street and North Pearl Street on the west and east, respectively. A church is located to the west of the subject site, across Clay Street, and the lighthouse parking garage occupies the entire block to the east of the subject site, across Pearl Street. Commercial businesses are located on the block north of the subject site, across Union Street.
