The Downtown Development Review Board is scheduled to conceptually review mixed-used concepts proposed for three of the five Pearl Street District blocks. Situated along Pearl Street between Union and Church streets, the $500 million mixed-used development in the Downtown Northbank is being developed by Gateway Jax LLC. Gateway Jax is a commercial real estate company backed by DLP Capital and sponsored by JWB Real Estate Capital. Over the next decade, the project could grown to a more than $2 billion investment consuming more than 20 city blocks.
Block N-11
GENERAL INFORMATION
DDRB Application 2023-020 seeks Conceptual Review for Block N11 of the Pearl Street District. Block N11 is a development pad/phase within the Pearl Street District multi-phase site plan (DDRB Application 2023-017) located in the Church District of the Downtown Zoning Overlay.
Currently, the block consists of surface parking and the historic Porter House Mansion (510 North Julia Street). The proposed development includes a 7-story mixed-use project with approximately 21,000 square feet of ground floor retail and 205 residential units. Two civic spaces north and south of the Porter House Mansion are included within this application. The Porter House Mansion (which is under common ownership) is also included within this application; however, no changes are proposed to the historic structure.
The subject site is bounded by West Ashley Street and West Church Street to the north and south, respectively, and by North Pearl Street and North Julia Street on the west and east, respectively.
City Place Condominiums are located across Ashley Street from the subject site, and the City’s Emergency Preparedness building is located on Julia Street, across from the Porter House Mansion. The Ambassador redevelopment project is located across Church Street from the subject site, and the Metropolitan Lofts and U-Haul self-storage facility are across Pearl Street.
