RAIL PLATFORM
The rear of Dennis + Ives may offer the property’s most exciting view. A former rail platform for refrigerated rail cars, it faces one of the top locations for rail traffic in Florida. Destined to be a popular attraction for rail fans, future plans call for the rail platform being converted into an outdoor plaza with outdoor seating.
COFFEE SHOP
In 1945, the Atlantic Company added a 1,166 square foot office building to the industrial site. 95 Arch Partners QOZ Fund LLC. intends to retrofit this structure into a 115 seat coffee house or cafe.
The foundation of a portion of the original early 20th century ice plant remains behind the proposed coffee house. This space would be potentially used as a location for art and placemaking.
RESTAURANT
This building at the intersection of Harper and Ives Streets was the long time location of the Campbell Hill’s First Samuel Baptist Church. Plans for Dennis + Ives envision this building being razed and replaced with a new construction 1,881 square foot, 150-seat restaurant.
FUTURE DEVELOPMENT
Taken over by Olcott Enterprises Freezing & Cold Storage in 1984, this 33,414 square foot cold storage warehouse was added to the complex in 1985. However, structurally supported by cold storage racking systems that are obsolete for today’s industry and limiting its adaptive reuse potential. Salvage work of the building’s refrigerant and racking systems are underway and will continue into early next year. Plans for this building will involve demolition and replacement during a later phase.
